The Zoning By-Law controls the use and development of all lands, buildings and structures within the Municipality.
A Zoning By-Law divides the Municipality into different land use zones (e.g., commercial or residential) with detailed maps that specify the permitted uses and the required standards (e.g., building size and locations) in each zone.

When you want to use or develop your property in a way that is not permitted by the Zoning By-Law, you may have to apply for a zoning change, also known as a Zoning By-Law Amendment or a rezoning. Please contact the Municipal Office before you apply for rezoning.

You will be required to complete an application form and there is a fee required by this process.

The Municipality of Huron East and the Huron County Planning and Development Department are undertaking a review and update to the Zone Maps of the Huron East Zoning By-Law.
The Zone Maps are used to determine the specific zoning that applies to each property and is important in informing landowners and staff which Zoning provisions apply to a property.
Huron East Council initiated the Zone Map Review process on September 3, 2024. This review is proposed to modernize the Zone Maps for the Huron East Zoning By-law. There has been no major update to the maps since 2006, when the consolidated Zoning By-law for Huron East was first passed.
Some of the proposed changes include:
Re-formatting to have less zone maps overall (reduce from 95 to 44 maps);
Colour maps to aid interpretation (the current maps are black/white);
Reformatting to enhance accessibility and overall user-friendliness;
Improved accuracy based on current aerial photography;
Minor text changes that relate directly to the maps (for example, remove special zones that no longer apply)

Members of the Huron East community are invited to participate in Public Open House sessions to discuss draft changes to the Zone Maps of the Huron East Zoning By-law. The public will have an opportunity to review the draft zone map amendments, ask questions and provide comments.

Open Houses are designed as "come and go" sessions. There will be the opportunity to review the draft maps, text amendments and to speak one-on-one with staff. Staff will also be available during normal office hours (8:30am to 4:30pm) and by appointment on Tuesdays in the Huron East Town Hall to meet with landowners who cannot attend an open house.
